Recon Express: Release Tracking
Let DSI handle reconveyance tracking. Automated release monitoring integrated with Operating System.
Automated Reconveyance Tracking
Recon Express is DSI's automated reconveyance and release tracking service that monitors recorded mortgage releases, lien satisfactions, and other discharge documents on behalf of title agencies and settlement companies. Using a combination of title plant data, custom software, and experienced staff, Recon Express clears files faster while reducing the manual effort required to track down missing releases.
Integrated natively with Operating System, Recon Express updates flow programmatically behind the scenes - your staff sees the current release status without phone calls, portal logins, or spreadsheet tracking. The Release Tracking Problem
Title examiners and closers spend real time every week tracking mortgage releases: checking county recorder websites for newly recorded releases, calling lenders to request missing satisfactions, logging into multiple service portals, updating production systems by hand, and following up on overdue releases month after month across dozens or hundreds of active files.
Unreleased mortgages and liens create title exceptions that prevent policy issuance and delay closings. The longer releases remain unrecorded, the greater the risk: purchase transactions stall while waiting for payoff releases, refinance closings are postponed due to prior lien satisfactions, files sit in post-closing limbo, and clients grow frustrated with extended timelines. Common culprits include servicers that are slow to record paid-off mortgages, mechanic's liens settled but never formally released, judgment satisfactions recorded in the wrong county, and trust deed reconveyances lost in trustee processing queues.
How Recon Express Works
Title Plant Data Integration
Recon Express leverages data from DSI-maintained title plants to identify which liens, mortgages, and encumbrances require monitoring on each property. When your staff orders a title search in Operating System, Recon Express automatically begins tracking releases for all open instruments that should clear - including junior mortgages, HELOCs, mechanic's liens, judgment liens, tax liens, and HOA liens and assessments.
Automated Daily Monitoring
Recon Express checks county recorder offices daily for newly recorded releases matching properties under monitoring. When a release record is created, the system automatically captures recording numbers, dates, and document images, with historical backfill and cross-county monitoring for liens recorded in multiple jurisdictions.
Expert Staff Follow-Up
When releases don't record within expected timeframes, DSI's recon tracking team initiates follow-up directly with lenders, servicers, trustees, and lienholders - verifying payoff satisfaction, tracking trustee reconveyance processing, and escalating overdue releases through the proper channels.
Operating System Integration
Recon Express updates flow directly into Operating System production files without manual data entry. As releases record or follow-up activities occur, Recon Express updates order status fields, adds notes to file timelines, attaches recorded release images, and flags overdue releases for staff attention.
Key Benefits
Daily automated monitoring surfaces newly recorded releases well ahead of manual county-website checks, and automatic filing to Operating System eliminates the downloading, filing, and re-keying that manual tracking requires. Combined with proactive follow-up on overdue releases, files clear faster, policy issuance accelerates, cash flow improves, and open file inventory shrinks.
Recon Express also eliminates repetitive release-tracking tasks, freeing examiners and closers to focus on complex title work and customer service. And because monitoring runs continuously in the background, overdue releases get caught sooner than manual workflows typically allow - giving your team time to contact lenders while file details are fresh, resolve servicer errors before they escalate into complaints, spot systematic issues with specific lenders or trustees, and prevent exceptions from lingering for months.
Better Together with Alphamax Title Plants
Recon Express leverages title plant data to provide comprehensive release monitoring across all recorded encumbrances - not just payoffs documented in Operating System. Title plant data identifies junior liens and encumbrances that might not appear in payoff statements, detects releases recorded under variant property descriptions, monitors releases across consolidated or split parcels, and tracks historical liens that were satisfied but never formally released. Services relying solely on production-system payoff data may miss liens that aren't included in the current transaction's payoff.
